Yonkers is a rental city built on ridges
New York State’s third-largest city holds about 87,500 housing units and is only 46.2% owner-occupied. The buildings look much more like the north Bronx than like the rest of Westchester, and they fail the same way.
Two Yonkers, and the line between them is a hill
Southwest Yonkers (Getty Square, Nodine Hill, Park Hill, Ludlow Park and the waterfront) is dense pre-war and mid-century brick: walk-ups, six-story elevator buildings, and courtyard blocks with more than one entrance. Northeast, in Crestwood, Colonial Heights, Bryn Mawr Park, Lawrence Park West, Homefield, Dunwoodie and Runyon Heights, the stock turns into single-family houses, two-families and low-rise garden complexes. Ridge Hill and Cross County carry the retail. St. John’s Riverside anchors the medical side.
City-wide, rental buildings average around eleven stories and roughly 38 years old, with about 38% of the stock built since 2000, so a Yonkers portfolio typically contains a 1925 walk-up, a 1968 mid-rise and a 2014 elevator building, each of which needs a different answer. Roughly 29% is low-rise garden-style and 48% mid-rise.
The thing that catches out-of-town contractors is the terrain. Yonkers is built across ridges. A “garden apartment complex” here can have a thirty-foot grade change between the first building and the last, which means the run from the leasing office to the far entrance is not a trench across a lawn. It is conduit under a driveway, around a retaining wall, and well past the 328 foot limit a Cat6 channel will carry.
The five calls we get most from Yonkers buildings
- “The buzzer rings but the door won’t open.” Usually the transformer or power supply sagging under load, a corroded terminal block in the vestibule, or a strike that was never aligned to the latch and now binds when the door swells. Three cheap failures, one expensive-sounding symptom. A survey settles which before anyone quotes a new system.
- One apartment goes silent, then three more. That is a riser telling you something. Older Yonkers risers hold cloth-insulated or brittle PVC pairs plus two or three previous contractors’ abandoned cable. When new faults start appearing faster than they can be cleared, the arithmetic has shifted from repair to replacement, and that is a number, not an opinion.
- The vestibule door is propped every afternoon. Almost always a closer out of adjustment or a latch that no longer catches, not a discipline problem. Fix the mechanical door first; a door position sensor that reports held-open then tells you whether the fix held.
- Fob chaos in a high-turnover building. Older 125 kHz proximity fobs broadcast a fixed number with no encryption. They are copied for a few dollars at a kiosk, and a copy cannot be revoked because your system never knew it existed. In a building with real turnover that is a slow leak that only stops with encrypted credentials or phone-based ones.
- Garden complexes wired as if they were one building. Four buildings, one head-end, and a copper run to the furthest entrance that works in April and drops out in July. Each building wants its own small switch fed by fiber, in an enclosure that will not be underwater after a storm.
We count the pairs before we price the system
The single biggest variable in a Yonkers intercom job is what is already in the riser. A great many buildings here can carry a modern audio system, and a fair number can carry video, over existing conductors, provided there are enough usable pairs and the insulation has not broken down.
So we open the riser, ring out the pairs and photograph what we find, and only then price the work. That one step is the difference between a $9,000 retrofit and a $60,000 rewire, and any contractor who quotes a full rewire before checking has priced their own convenience.
Two findings usually decide the number here. The first is how far up the good pairs actually reach. Conductors that test clean at the vestibule panel fail on the top floor, because that is where the splices are and where sixty winters of vestibule and roof-bulkhead leaks ran down the shaft, so we ring out to the furthest station rather than the nearest one. The second is whether the spare capacity is already spoken for. A Getty Square or Nodine Hill walk-up that has had three intercom vendors since 1965 has no unused pairs left, and what looks like slack in the panel is somebody else’s abandoned doorbell circuit still carrying voltage.
On the mid-rises built from the late 1960s onward, and on the roughly 38% of the city’s rental stock that went up after 2000, the finding is often the opposite and worth checking for before anyone assumes the worst. Those buildings frequently have a real riser conduit with pull string still in it, which turns a rewire from a demolition job into a day’s work.

Common questions
Is a Yonkers building held to New York City’s intercom rules?
No. The Multiple Dwelling Law provisions that drive so much intercom work inside New York City (the two-way voice and remote release requirement in post-1968 Class A buildings of eight or more apartments, and the self-closing entrance door rules) are city-scale requirements enforced by city agencies. A Yonkers building answers to the New York State Uniform Fire Prevention and Building Code and to the City of Yonkers building department.
That difference does not make a broken entry system acceptable. A rental building where the street door does not latch and the buzzer does not work is a habitability and liability problem here exactly as it is across the city line, and it is the sort of thing that produces a tenant complaint long before it produces a code citation.

Yes, and the way to do it is one building at a time on a replacement cycle rather than all at once. Pick the platform that fits the largest and most awkward building in the portfolio, usually the one with the worst riser, and then bring the others onto it as each system reaches the end of its life.
The win is not the hardware. It is that one credential list, one admin login and one spare-parts stock serves five buildings, so a superintendent who covers three properties is not learning three interfaces. Ask for the admin accounts to be registered in the ownership entity’s name at every handover, so a change of contractor later does not mean a change of system.
How do we cover four buildings in a garden complex without four separate systems?
One system, distributed properly. Each building entrance gets its own door station and its own small switch, and those switches are tied back to a single head-end over fiber rather than copper. Fiber is immune to the distance limit and to the ground-potential differences you get between separate buildings on separate services, which is a real cause of intermittent faults on complexes built into a slope.
Where the site allows, the head-end lives in the building with the best mechanical space and the most reliable power, not necessarily the leasing office. Every enclosure gets labeled at both ends and documented, because on a four-building site the person who has to find a fault in three years is not going to be the person who installed it.
Is it worth replacing 300 fobs, or should we go to phone credentials?
Run the numbers on your own turnover rate. In a building where 25% of units change hands a year, you are buying and issuing fobs continuously, and every unreturned one is a credential in circulation you cannot account for. Phone credentials remove the physical object, are issued and revoked in seconds from a browser, and cost per credential per year rather than per piece of plastic.
The honest counterweight: not every resident wants an app, and some will not have a phone that supports it. The workable answer is a reader that accepts both, so phone credentials become the default for new residents while existing fobs stay valid through a re-badging window. Then the old technology gets switched off on a date everybody knew about, rather than in an evening that generates 200 phone calls.
