Harlem: one address, four lobby doors, and a roof you can walk to

The courtyard apartment house with separate A, B, C and D entrances is the building type that breaks most quotes here. So is the roof door that somebody chained shut.

The building stock

Three stocks, and they do not share a solution

Harlem carries three distinct residential types within a few blocks of each other. There are the brownstone and row-house blocks (Mount Morris Park, Strivers’ Row on West 138th and 139th, Astor Row, Hamilton Heights and Sugar Hill) with the same stoop, vestibule and inner door geometry as Brooklyn. There are large pre-war apartment houses along Convent, Edgecombe, St. Nicholas, Riverside Drive and the numbered cross streets. And there is one of the largest concentrations of subsidized and institutional housing in the city; Manhattan alone has 206 public housing developments and 66 Mitchell-Lama properties, and a substantial share of both sit above 110th Street.

The pre-war apartment house is the one that catches people out. A great many are built as an H or a U around a courtyard with two, three or four completely separate entrances, each with its own lobby, its own stair and its own riser. There is no shared vertical path between them. A quote that prices one entry panel for a building with four lobby doors is wrong by a factor of four, and we have been called in to correct exactly that more than once.

Doors that matter

The openings that are actually used to get in

The front door gets the budget. These are the ones that get used.

  • The roof bulkhead. On a continuous row the roofs run together, so a bulkhead door on your building is reachable from six buildings away. This is the single most common breach path in row-house and low-rise Harlem stock and the one most often “solved” with a chain and a padlock.
  • You cannot chain a roof door. The Fire Code requires egress hardware to be maintained in working order at all times, and a chained or padlocked egress door fails that plainly. The correct answer is a door position contact and a local sounder so the door still opens from the inside but everyone knows it did, or a delayed egress device installed to the specific requirements the Building Code sets for it.
  • The rear yard door. Rear yards on a row run continuously behind the block. A single fence hop reaches every back door on the line, and almost none of them are contacted or covered.
  • The basement and boiler-room door. Usually the oldest hardware in the building, usually propped, and usually the route into the stair that bypasses the lobby entirely.
  • The lobby door that no longer latches, times four. The city’s self-closing entrance door requirement reaches every residential building of three or more units, and in a courtyard apartment house it reaches each of the A, B, C and D entrances separately. Buildings up here routinely clear the item on three doors and get written up on the fourth, almost always the one nearest the trash room where somebody unscrewed the closer because it slammed all night. Until that leaf latches, every credential upstairs is decorative.
Landmarks

Mount Morris Park and Strivers’ Row are designated. Plan accordingly.

Several Harlem historic districts are LPC-designated, including Mount Morris Park and the St. Nicholas Historic District that covers Strivers’ Row. Inside them, anything street-visible (an intercom faceplate, a camera housing, an exterior reader, surface conduit, replacement entry-door hardware) needs a Landmarks permit before any Buildings filing, and on a corner building the side elevation counts.

The route that avoids most of this is the same one that works in Brooklyn: mount inside the vestibule, keep the cable inside the building, and lock the inner door rather than the stoop door. The trade-off is real and we name it up front: the outer door then stays unlocked. For a row house converted into four or five units that is usually acceptable. For a building where the stoop is being used as a place to sit at night, it is not, and then the Landmarks application is part of the job rather than an inconvenience.

One material note. Harlem brownstone is soft and spalls readily. Anchors go into mortar joints with fasteners that can be removed and the joint repointed, not into the face of the stone. A stainless screw driven into a brownstone reveal is a rust stain and a chipped face within a few winters.

Buying and budget

HDFC boards, self-managed buildings, and how to phase a job

A large share of Harlem’s row houses and small apartment buildings are shareholder-run HDFC co-ops or self-managed buildings where the treasurer is also a resident and the reserve fund is a real constraint. That changes the shape of the work, not the standard of it.

What we do with those buildings is split the scope into stages that each stand on their own. Stage one is almost always the doors: closers, strikes, latching and the roof and rear door contacts, because a functioning entry system on a door that does not close is money spent on nothing. Stage two is the entry system itself, on whichever entrance carries the most traffic. Stage three extends to the remaining courtyard entrances and to cameras. Each stage is a finished, working thing rather than a half-built system waiting on the next vote.

Where a building is subsidized or heavily trafficked, the hardware spec changes too: flush stainless faceplates rather than surface-mounted plastic, tamper detection on the panel, and impact-rated camera housings in the lobby and courtyard. That costs more per device and less per year.

Common questions

Our building has four entrances off one courtyard. Do we need four systems?

Four entry panels, yes. Four systems, no. That distinction is where the money is. Each lobby needs its own door station because there is no shared riser between the wings, but they can all report to one head-end or one cloud tenancy so the building has a single tenant directory, a single credential list and one place to revoke a fob.

The wiring topology is the design question. Depending on distances and what conduit exists between the wings, that is either a cable run through the cellar between the entrances, or independent network-connected stations per entrance with the coordination happening in software. We measure the cellar route before deciding, because a run that looks trivial on a plan often turns out to cross a boiler room, a sump and two firewalls.

People keep propping the roof door. Can we just lock it?

Not with a chain, and not with anything that stops it opening from the inside. That door is part of the egress path, and the Fire Code requires egress hardware to be maintained in working order at all times. A padlock on it is an obvious and serious finding.

What works is knowing about it instead of preventing it. A door position switch plus a local sounder means the door still opens from the inside but announces itself and logs the event; add a camera on the bulkhead landing and you have both the alert and the record. Where a building genuinely needs to slow the door down, delayed egress hardware exists and the Building Code sets out exactly how it must behave. That is an engineered solution, not a hardware-store one.

We are an HDFC with almost no reserve. What should we do first?

The doors. Self-closing devices that actually close, strikes aligned so the latch throws fully, and the frame repaired where it has been kicked. That is the cheapest work in the building and it is the work that makes everything else function: a video intercom on a door that does not latch buys you a camera, not security.

After that, one entry panel at the busiest entrance, and contacts on the roof and rear doors. We write the scope in stages so the board can approve and fund them one at a time, and each stage is complete in itself rather than dependent on the next vote passing.

Does the state intercom law apply to our building?

Only if all three conditions are met: a Class A multiple dwelling, erected or converted to residential use after 1 January 1968, and eight or more apartments. Most Harlem pre-war stock fails the date test, so §50-a does not compel an intercom there. Post-1968 buildings and post-1968 residential conversions are inside it, and there are more of those in Harlem than people assume.

Where a building is covered, the statute wants all three pieces together: a self-locking main entrance door, two-way voice with the visitor, and the ability for the occupant to release that door from the apartment. A working intercom on a door that does not self-lock does not satisfy what the law is trying to achieve. Note also that where a building is covered by the statute but the system predates it, retrofit obligations turn on written tenant consent from a majority of tenants. That is a process question worth getting right before spending money.

Do you work in East Harlem, Hamilton Heights and Washington Heights?

Yes, across Upper Manhattan. East Harlem carries a heavier concentration of large institutional developments and mid-century towers, which shifts the work toward portfolio-scale credential management and vandal-resistant hardware. Hamilton Heights and Sugar Hill run closer to the courtyard apartment house and row-house pattern described above.

Washington Heights and Inwood add another layer: long six-story pre-war buildings with multiple entrances and heavily used commercial corridors along Broadway, St. Nicholas Avenue and West 181st Street. Same trade, different geometry each time, which is why we survey before quoting anywhere above 96th Street.

Count the doors before you count the cameras.
